The sales figures are in for 1st 9 months of 2011. There were 4 fewer sales than in the 1st 9 months of 2010, and prices were about 6% lower (partially because 56% of the transactions were short sales or foreclosures. Without the ability to sell to investors, activity has lessened a great deal.  Inventory is down a bit, good, clean homes are selling, and the rate of sales has stabilized.

A look at the next few months:

There’s good news on the financial front. Unemployment is stable, as are real estate sales, even though prices are down. Also, interest rates are near all-time lows!  Many, if not most, economists see a brighter future.  With all these conflicting thoughts, it is still a good time to sell real estate, and a great time to trade up and/or become an investor. A lot of great investments have been made during hard times.
 

Current listings:

As of October 1st, there were 20 homes on the market in Sheffield Manor and Castle Rock, priced between $ 58,000 and $ 158,000, of which 12 are short sales or foreclosures.
